Rapidly increasing rents also affected housing sales. Buying a house with a tenant became disadvantageous when the amount paid by the former tenants was far below the new prices. Contrary to the past, those who buy a house for investment are now looking for a 'tenant-free house'.

According to the news of Hürriyet; This demand in the market was also reflected in the advertisements. Instead of a ready-made house with a tenant, it was started to be marketed as tenantless. Stating that investors are looking for empty houses due to the difficulty of evacuation in addition to the low rent, the sector representatives expressed that discounts were also made in the houses with tenants.

Real estate consultant Yavuz Çınar, who said, “The investor does not want a house with tenants,” said: “The numbers paid by the former tenants are quite low compared to the new rent, and it is difficult to evacuate. For this reason, the tenant who buys a house for investment does not look at the house. If it takes an average of 2 months for an empty house to sell, it takes 6 months for a tenant. If there is a tenant in the house, the buyer wants a discount and states that he will compensate the loss in this way. They are pushing a 1 million discount on a 7 million lira house.”

Real estate consultant Melih Babataş said, “One of the most important criteria for those looking for a house was the use of the house. In the past, if the house was tenanted, it was considered an advantage and it was said to continue like this. But today, the low price of former tenants according to market conditions and the long years of eviction lawsuits have changed the preferences. It is stated that a tenant-free house is especially desired. No one asks about the rented house, and if the rent is too low, it becomes impossible to sell. Some of the tenants also abuse the situation. In the past, when the tenant moved, 20-30 thousand lira was paid for moving. Today, there are those who demand more money than the total rent they pay. For example, a tenant in Cihangir can ask for 600 thousand liras to leave the house," he said.
